TGÖS is a system established between the General Directorate of Land Registry and Cadastre (TKGM) and Takasbank. Thanks to this system, the payment and the transfer of the title deed take place at the same time. That is:
The money is placed in a pool (blocked)
The title deed is transferred
As soon as the transfer is completed, the money is automatically sent to the seller
This provides the parties with a transaction environment that is close to 100% secure.
How Does TGÖS Work? (Step by Step)
1) Application:
The transaction is started at the land registry office and TGÖS is selected.
2) Creating the reference:
The system gives the parties a dedicated payment number.
3) Blocking the money:
The buyer deposits the sale price into the Takasbank system (the money does not yet pass to the seller).
4) Transfer of the title deed:
The sale transaction is carried out at the land registry.
5) Automatic payment:
As soon as the title deed is registered, the money is automatically transferred to the seller’s account.
