Tapuda güvenli ödeme sistemi kapağı: ev maketi ve adalet terazisi

Buying or selling property is one of the largest investments most people make. Yet one of the most common problems in this process is the question of trust between payment and the transfer of the title deed. The first questions most of our clients ask us are these:“Can I receive the money without transferring the title deed?”
“I have sent the money; what do I do if the transfer does not happen?”

This is exactly where our most important advice as a title deed lawyer comes in: use the Secure Payment System at the Land Registry (TGÖS).

What is the Secure Payment System at the Land Registry (TGÖS)?

TGÖS is a system established between the General Directorate of Land Registry and Cadastre (TKGM) and Takasbank. Thanks to this system, the payment and the transfer of the title deed take place at the same time. That is:
The money is placed in a pool (blocked)
The title deed is transferred
As soon as the transfer is completed, the money is automatically sent to the seller

This provides the parties with a transaction environment that is close to 100% secure.

How Does TGÖS Work? (Step by Step)

1) Application:

The transaction is started at the land registry office and TGÖS is selected.

2) Creating the reference:

The system gives the parties a dedicated payment number.

3) Blocking the money:

The buyer deposits the sale price into the Takasbank system (the money does not yet pass to the seller).

4) Transfer of the title deed:

The sale transaction is carried out at the land registry.

5) Automatic payment:

As soon as the title deed is registered, the money is automatically transferred to the seller’s account.

As a property lawyer, our approach is clear: preventing the problem from the outset rather than solving it after it arises.

The advantages TGÖS provides:
Simultaneous transaction security (title deed and payment at the same time)
Strong protection against fraud
Elimination of the risk of cash payment
Ease of proof thanks to bank records
An official and transparent process
